A Guide to Rentals in Austin’s Neighborhoods

Austin may still be the most expensive metro area for renters in Texas, with rents reported as high as 25-40%, but the process of finding an apartment is still daunting regardless of your budget.


There are a lot of neighborhoods and apartment complexes and prices vary, which can make the already tough fishing process even more confusing. The Smart City and Austinite apartment locator Maddie Hastings for life told Ostonia about the trendiest, cheapest, most sought-after and hidden areas.

Quick tips from Hastings:

  • Don’t do it alone: ​​Apartment locators provide free services from licensed real estate agents who usually have “behind the scenes” information.
  • Do not depend on online prices: apartment prices change every day and third-party sites do not usually have up-to-date information on capacity or current prices.
  • Take everything with caution: read recent reviews and try to see through the photos of the phased units.

Hottest: Downtown, Barton Springs and Southern Congress

Hastings said that only a small portion of the people she identified previously lived in the Austin area — as the city grew, many of them come from Chicago, New York or the West Coast.

Hastings said new residents tend to stay near Austin’s most famous landmarks like Zilker Park, Barton Springs, and Downtown. The problem is that housing in those areas is often limited and expensive, averaging between $1,918 and $3,163, according to Rent Cafealthough she understands the noise.

“I like South Austin because I feel like downtown is easier and more accessible—it’s close to Zilker Park, near Barton Springs,” Hastings said. “A lot of people want to be downtown and the rest want to be in that south-central area where South Lamar, South Congress, and South are first.”

Not: the northern suburbs of Austin and Riverside

Hastings said it’s not that they don’t put people in apartments in places like Round Rock, Pflugerville, and Cedar Park, but rather that they tend to be people who work in the area, specifically looking to live in the area or have an “external reason” to draw them there. .

Meanwhile, Hastings said one neighborhood she constantly hears people don’t want to live in is Riverside, a cheaper option where the average renter pays $1,583 a month, according to RentCafe.

Although Hastings says don’t let that tarnish your image of East Austin. If you like the price but don’t want to live in Riverside, Hastings recommends looking for apartments in Montopolis and the Pleasant Valley.

“They really have some nice modern complexes,” Hastings said. “For me, I mean, it’s a great way to get a good price for a new place close to downtown.”

Most Underrated: Mueller and Southpark Meadows

Although it can be pricey, about $2,000 on average for a one bedroom, Hastings said she really enjoyed living in the Mueller area herself. Perks: Relatively newly developed, it’s home to the city’s largest farmers market, has restaurants, cafes, trails, and feels like a good neighborhood.

“Personally, I like Mueller,” Hastings said. “It has a neighborhood feel but it’s one of the few walkable areas in Austin. I really like that you have everything you need, in that small area, and it’s so close to downtown Austin and downtown.”

Hastings also said she likes living in Southpark Meadows, which might be a bit cheaper, has easy access to motorways, nearby shopping, and might even land you a new building.

“If I’m looking on my own, and I have to think about money, this is where I personally recommend getting the most out of their money,” Hastings said.

Most Exaggerated: South Lamar and Domain

Hastings said she understands the immediate allure behind her desire to live in The Domain – the shopping, restaurants, glamor and bar scene – but she doesn’t like the traffic, the high prices, and the lack of “Austin” personality.

Additionally, Hastings said she often doesn’t see people who live there for long.

“People move to Austin because it’s quaint and different, and while The Domain is a good time, it’s very marketed, so you don’t really get to experience Austin,” Hastings said. “It’s not my favourite, I’ve definitely hired a few people in The Domain and then one year later, ‘Yeah I’m over it, I’m ready to be somewhere else. ”

Hastings had opposite things to say about South Lamar – she thinks it epitomizes the city’s character – but there aren’t enough dwellings to roam around now that they are in high demand. Plus, their average rent is $1,918, according to RentCafe.

“I understand why everyone wants to live in South Lamar — where everyone wants to be,” Hastings said. “And I can’t really say it’s overkill because there are so many restaurants and things to do.”
