Florida Senate Bill 4-D Part Two

Last month we considered the requirements for mandatory structural inspections of landmarks for common buildings and cooperative buildings three (3) stories or more in height prior to 12/31/24 under the Florida Senate Code 4-D approved in a special body session Florida legislatures this year in response to the collapse of Miami’s high-rise Surfside Tower last year.

Today, we’ll look at three other major requirements for the Senate 4-D bill. Requirements for structural safety reserve studies, removal of membership ability to waive reserves, condominium division, Timeshares and Mobile Homes to hear complaints about building inspections and reservation studies.

For common buildings and cooperative buildings of three (3) stories or more in height, for associations located on or before July 1, 2022 and before the developer can convert an association for its members, a structural integrity reserve study must be completed before December 31, 2024.
