Hillwood, developer of AllianceTexas, announced Monday that two new Class A industrial buildings, totaling nearly 1.7 million square feet, will reach the southernmost point of Denton County.

The Alliance Westport 25 will have approximately 1.1 million square feet and the Alliance Center North 4 will include 615,694 square feet, with completion expected in the second and third quarters of 2023, according to a press release from Hillwood.

Alliance Westport offers 25 unique locations across from the entrance to the BNSF Multimedia Facility. Located directly on the road facing State Highway 156, this cross building will contain 40′ apparent height, 60′ loading bays, two 190-foot truck courts with land to expand to third parking lanes for on-site truck parking, and 504 vehicle parking spaces. cars (expandable to 584) and 233 parking spaces for trailers (expandable to 471 spaces), according to Hillwood. Alliance Center North 4 is located on the corner of Litsey Road and Front Road I-35W, providing direct and frequent access to I-35W and the full Eagle Parkway/I-35W intersection, via North Beach Street. Alliance Center North 4 is designed as a common platform with the potential to be multi-tenant, including on-site super-circulation with multiple access drives allowing for complete separation of on-site car and truck traffic. The building also offers a clear height of 40 feet, 185 yards for trucks, 180 parking spaces (expandable to 487) and 132 trailer parking spaces (expandable to 243). Hillwood said both facilities would benefit from Denton County’s low-cost tax structure, and would include speculative tenant improvements constructed with the clamshell building, including main office space, LED warehouse lighting, warehouse power and dock door packages, allowing the customer to occupy on the spot and operate when The building is completed.
