The program provides a good opportunity for Bonvoy members to earn bonus points on late-summer home rentals, as well as those looking to book home rentals with family or friends over Thanksgiving and winter holidays.
This promotion is another sign of how strong hotel brands are in the home rental market.

In order to earn double points, Bonvoy members must book a Marriott home rental property through the Homes & Villas by Marriott website sometime within the next three weeks—between July 11th and July 29th. The home rental period must be completed by the end of January 2023, and you must stay at least three consecutive nights.
The program has no cut-off dates, which means you’ll be able to redeem this bonus for home rentals this summer as well as popular family vacation times in December and January — as long as you find availability, of course.
Bonvoy members typically earn 5 base points for every dollar spent on rental (excluding extras such as taxes, cleaning, or optional rental services). The promotional bonus will be awarded after the rental is complete, giving you a total of 10 points for every dollar spent. This is an effective yield of 8.4% based on TPG’s latest valuations.
The conditions state that the bonus points must be credited to your account after three to six weeks of stay. Additionally, members who choose to earn miles instead of Bonvoy points are not eligible for the reward, so no double dipping here. However, the points are added to the Elite Rewards points earned during the stay.
Reservations must be made with cash, so stays booked with points plus points and cash back are not eligible for the promotion.

Home rents are a growing trend
The promotion of Marriott’s non-hotel properties may come as a surprise to some people, but the well-established Homes and Villas program has become an important part of its brand. Founded in 2019, the Marriott rental program now has more than 65,000 properties in more than 700 destinations around the world, including the United States, Canada, Europe, Asia, Africa and the Middle East.

While independent property management companies handle operations for homes in the Marriott program, Reservation is fully integrated into Marriott’s loyalty system. This allows you to use points for participating properties and provides the ability to earn points on your stays – including rewards like this one.
The rise and popularity of home and apartment rental programs like Airbnb, Vacasa, Vrbo, and other independent companies have put pressure on hotel brands to keep up with the trend. The vacation rental option has become popular with both the millennial population looking for a unique experience and family travelers looking for something affordable and flexible, especially during times of inflation and price hikes.
Mandarin Oriental and Accor have recently entered the vacation rental business, seeing the opportunity to expand their client base and meet the specific needs of their existing users.
Expect to see more hotel brands get into the home rental business in the future, as well as additional promotions and opportunities to redeem your points – both in terms of redemptions and earning potential.
