Secret Real Estate: The price of 24 houses has been reduced

It’s hard to remember if I’ve mentioned several price cuts lately, and here we are again with twenty-four newly discounted real estate prices. This is nowhere near a flood and I don’t think it’s a sign of a low average sale price; Just an indication that some of the recent menu prices are too high. I mentioned before that we will see a slight decrease in average prices, but the biggest change will be seen through lower average list prices. As always in Vineyard, the upper end of pricing continues to go one way, pushing average prices higher and higher.

The good news is that sellers and seller brokers are making changes quickly so they don’t miss the summer influx of willing, willing and able buyers. These buyers are very sophisticated and will not pay more than the market value, but they are ready to buy ready-made property for the right price. Some of the recent price cuts are quickly being noticed by buyers who are watching the market carefully, jumping into action and acquiring a property they love in Martha’s Vineyard at a price point they deem “appropriate” for the market.

There are discounts in every price range, from a $449,000 MV Campground cottage to a stunning $10 million oceanfront mansion in West Chop. There are a few properties with ocean views, many properties with large pools, and one with a pool and sunset views will appear first below. This particular property is my favorite and I want to sell it! So, thanks to the listed broker for the insignificant 5% price reduction.

Characteristics are often described as “must be seen to be appreciated”. 394 Lighthouse Road in Aquinnah with views of Vineyard Sound, Naushon and the Elizabeth Islands is definitely one of those properties.
